What is CP12?

CP12 stands for the Landlord Gas Safety Record.

The Landlord Gas Safety Record (often called a CP12), confirming gas appliances and flues in a rented property have been checked annually by a Gas Safe engineer.

A CP12, properly the Landlord Gas Safety Record, confirms that the gas appliances, fittings and flues in a rented property have passed their annual safety check, carried out by a Gas Safe registered engineer.

Landlords of residential rented property must arrange this check every 12 months, give the tenant a copy of the record within 28 days, and keep records for at least two years.
